What the site actually permits — zoning, setbacks, topography, utilities, access. The gap between what a listing claims a lot supports and what it really supports is where most investors lose money.

Infill development

Nashville's core keeps absorbing density. We underwrite small-lot and multi-unit infill on real construction pricing from our own projects.

Strategy 03

Value-add & flips

An honest renovation budget from subcontractor pricing, not a spreadsheet assumption. We will tell you when the margin is not there.

Strategy 04

Build-to-rent & hold

Rent-supported new construction and long-term hold positions, modelled on rents the submarket is actually achieving.

How a deal gets underwritten before we recommend it.

Site & zoning

What is legally buildable, not what is aspirationally marketed. Zoning, overlays, setbacks, grade, utilities and access.

Cost

Hard and soft costs from current subcontractor pricing on live projects, plus a contingency that reflects how builds actually go.

03

Exit

Resale, rent or hold, modelled against real comparables and absorption — with the downside case shown, not buried.

04

Decision

A clear recommendation, including "do not buy this one." We would rather lose a commission than put you in a bad deal.
